Choosing the Right Home Inspector

One of my most important responsibilities as your Realtor when purchasing a home is managing your homes inspection process.  I will help you select a top-notch licensed home inspector and attend the inspection with you.  Being present to go over the inspection report with the inspector is key.  Being present allows us to be able to see any defects uncovered during the inspection and ask any questions and address concerns.

I highly recommend you hire a home inspector who uses the latest technologies such as Thermal Imaging.  Thermal Imaging offers a way to visualize certain defects within a home that are invisible to the naked eye.  These state-of-the-art tools can assist in detecting and identifying potential problems such as moisture penetration, insulation deficiencies, air leaks and overheating electrical components.

 

It is also very important you hire a home inspector who documents all findings with photos and attaches supporting photos in the home inspection report.  Keep in mind sellers are much more likely to agree with a finding when a picture clearly exposes the defect. 

Requesting repairs or funds for overheating electrical components that you can’t visually see would be a really tough sell if you didn’t have pictures from the Thermal Imagery to back it up!  Having the right inspector with your best interest and providing you with the needed supporting evidence can be what sells the seller on the needed repairs!  A top-notch inspector is worth their weight in gold.
